As shown on this chart, buyer
activity, as measured by the percentage of listings under contract, is
declining in most areas and rising in some areas, but is still strong
overall. Think of it this way -- more than a third of the "For
Sale" signs that you see in front of homes should actually say "under
contract." (Most agents don't add "Under Contract" to their signs because they want to get calls from buyers and sell them another listing.) In the non-foothills area of Jefferson County, just under one
half the listings are under contract. In this chart you see how these
figures compare with a year ago and how they have trended month-by-month.
My monthly analysis of buyer activity by price range shows that higher priced homes are still selling relatively quickly, especially in Denver.
